SEH Commercial Completes Refenestration of Kelvedon Mill Apartments
SEH Commercial has completed the refenestration of the private apartments in the Old Mill property adjacent to the main-line railway station at Kelvedon in Essex. The one and two bedroom apartments were created by an elegant conversion of the former grain store and mill in the 1980s. Typically a one bedroom apartment in this stylish development has six large windows allowing maximum light entry.
The original timber frame windows with single glazing had been especially made to fit the original bow topped window openings and where additional windows were created at the time of the conversion, these too had to match this style exactly as a planning condition. Time and weather elements had taken a toll on the wooden frames and occupants of the flats complained of draughts, poor sealing allowing dirt and dust to enter and rotting timber conducting damp into the building’s interior.
The renovation project was created by the property’s Managing Agents Desmond Boyden of Colchester and the contract awarded to Hutton Group Construction of Colchester. Paul Wolton was appointed project manager and SEH Commercial of Ipswich secured the fenestration element of the project whilst Hutton carried out the external redecoration. “The replacement window work was 90% of the project”, reports Mr Wolton. “The residents are very appreciative of their new windows and are already noticing lower noise levels and better thermal control. I know that when winter gets here they will be saving a fortune on lower energy bills. The communal public areas have been much improved by Hutton, SEH Commercial doing a good job for us at Kelvedon with the replacement windows.”
The 97 frames were specially made with the matching bow top rail and also the matching red colour to maintain the tightly approved aesthetics of the traditional building.
Sheerframe 6000 thermally enhanced the outward opening casement windows. Incorporating co-extruded gaskets and weatherseals for clean and clear sightlines without a black gasket edge on the glazing.
The windows were fitted with espagnolette multipoint locking, locking handles and spring opening restrictors to comply with BS7950 enhanced security standard for windows.
